The Work
We review your property’s assessment and its property record card, identify errors and openings to reduce the assessed value, and take that argument to the taxing authority. In Orleans Parish alone, more than 165,000 parcels are valued every year through a mass appraisal process, and that process produces errors.
Your assessment read against the property record card. Square footage, conversions, condition and damage are where the mistakes usually live.
Market transactions and current listings pulled from paid data sources, plus any reports or photographs you can supply, assembled into a case.
The initial appeal application prepared and filed inside the open roll window, by portal, in person or postmarked before the last day.
We attend the hearing for you. By then the evidence is filed, so the hearing is short and mostly addresses stipulations and confusion.
Results come from the assessor or the Board of Review. In some cases a refund of previously paid taxes is possible.
If you already filed on your own and it is not going well, we can step in and take over representation.
Property Types
Homeowners and small landlords. Fee is 33 percent of the first year of tax savings.
Income producing and special purpose property. Fee is 25 percent of the first year of tax savings.
Apartment and mixed use ownership, at the same 25 percent contingency.
Titled in an LLC, trust or corporation is fine, as long as the signer’s authority to act for the entity is established.
If You Engage Us
Processes and arguments built over years of appeal work, so the filing is streamlined and the argument is already tested.
For agents and investors, property tax is one more real conversation to have with a client, and one more reason they call you first.
Current data, current strategy, and a direct read on whether your case is worth filing.
The data sources, reports and subscriptions a credible appeal needs cost hundreds on your own. They come with the engagement.
Honest Limits
There are no guaranteed results. Every case is handled individually, which is exactly why the fee is contingent instead of flat: the more you save, the larger the invoice, so both sides want the same number. If the consultation shows no appeal is warranted, you will hear that, and we can circle back next year.
