Deadlines
Miss the window and the assessment stands, however wrong it is.
Louisiana
Timelines differ by jurisdiction and shift in years with storms, so treat this as the shape of the year and confirm your own dates with your assessor, or ask us on the free call.
In Louisiana the open roll period typically begins in July or early August and runs about 30 days. That is when the rolls are open for inspection and informal disputes.
The opportunity to appeal an assessment usually falls in mid to late August, but each jurisdiction sets its own timeline.
The initial application must be in by midnight on the final day if you file through a portal, by close of business if you drop off paper, or postmarked by the last day of the open roll.
Appeals filed in the last days before the deadline often get kicked to the Board of Review. That is a function of human nature and the capacity of the assessor’s staff.
Hearings follow, and results are official once the assessor or the Board of Review posts them.
Louisiana tax bills are usually prepared by December, though the timeline can move after events like hurricanes.
One Rule
By the time the bill arrives in December, the year’s appeal window has closed. The work has to happen while the roll is open, which is why the free consultation is worth having early rather than late.
The Free Consultation
A simple fact finding procedure. By the end of it you know whether you have a deadline coming, a possible refund, or nothing worth chasing this year.
The essentials: which properties you are responsible for, and where each assessment currently sits.
How to look up the dates that matter in your jurisdiction, so nothing lapses while you decide.
How to judge whether the current assessment is defensible, or whether the record card is simply wrong.
What an appeal actually requires, and what happens after it is filed.
Where the results usually come from, and which evidence tends to move an assessor.
If no appeal is warranted, you hear that. We can always circle back next year.
