Process

How It Works

From the first free call to the posted result, with almost nothing for you to do in between.

Six Steps

Start To Finish

Worried you will not have time to handle an appeal? That is the point of hiring a representative. Sometimes one insight is what reduces the bill.

01

Free Consultation

A fact finding call. Your property list, your deadlines, the current assessment, and an honest read on whether an appeal is warranted at all.

02

Authorization

We can proceed with the taxpayer’s authorization alone. If the property is held in an entity, we establish the signer’s authority for that entity.

03

Research

The assessment and property record card are reviewed for errors, then market transactions and current listings are pulled to support a lower value. Photographs and third party reports you supply make the case stronger.

04

Filing By The Deadline

The initial application is filed inside the open roll window: by midnight of the final day on a portal, by end of business for a physical drop off, or postmarked by the last day.

05

The Hearing

We represent you. Attending with us is usually not helpful, because all the evidence is already filed and the hearing is brief. Informal results are sometimes available on the spot, and we pass those along.

06

Results, Then The Invoice

No invoice is generated until official results are posted by the assessor or the Board of Review. The fee is calculated from the first year of tax savings.

Your Part

What We Need From You

Usually very little. Sometimes it is forwarding a few files by email. Occasionally it is arranging a site visit and coordinating tenant access. Detailed information builds credibility, so photographs, reports and anything documenting condition all help.

The Free Consultation

What We Cover

A simple fact finding procedure. By the end of it you know whether you have a deadline coming, a possible refund, or nothing worth chasing this year.

01

Your Property List

The essentials: which properties you are responsible for, and where each assessment currently sits.

02

Your Deadlines

How to look up the dates that matter in your jurisdiction, so nothing lapses while you decide.

03

Is The Value Realistic

How to judge whether the current assessment is defensible, or whether the record card is simply wrong.

04

How To File

What an appeal actually requires, and what happens after it is filed.

05

How To Optimize

Where the results usually come from, and which evidence tends to move an assessor.

06

Then A Straight Answer

If no appeal is warranted, you hear that. We can always circle back next year.

Karas Property Tax

We do the research, we file the appeal, we attend the hearings on your behalf.
